Step 1: Arrival and Pre-Cleaning Inspection (15 minutes)

Our crew arrives in marked trucks with all NADCA-certified equipment. Upon arrival, the lead technician conducts an initial walkthrough: evaluates your HVAC system's current condition, identifies any issues that need attention before cleaning, photographs baseline duct conditions for before/after comparison, and notes the layout of your duct system.

This inspection takes 10-15 minutes and establishes for the cleaning plan. If we find significant damage during inspection, we pause with you before proceeding.

Step 2: Floor and Furniture Protection (10 minutes)

Professional cleaning preserves your flooring and belongings. We install floor coverings throughout the work areas: plastic runners in high-traffic paths, drop cloths near vents, and temporary door-frame protection for corners where equipment passes through.

This step requires 10 minutes but prevents post-cleaning damage claims. Skipping protection is a common sign of budget or uncertified cleaning services.

Step 3: Pre-Sealing and Negative Pressure Setup (15 minutes)

Professional cleaning method uses negative pressure air. Technicians attach our truck-mounted HEPA vacuum system to your HVAC system via a temporary large-diameter hose (typically 10 inches). This creates negative pressure throughout the entire duct system — drawing dust and debris out of the ducts and into our HEPA-filtered collection.

All remaining duct openings (vents and returns) are covered during this phase to maintain the negative pressure. That's why — it's the difference between a real professional cleaning and a glorified vacuum job.

Step 4: Mechanical Cleaning of Individual Runs (60-90 minutes)

With negative pressure established, technicians systematically clean each individual duct run. The process: remove each vent cover, insert a rotary brush system down each supply and return run, agitate the dust and debris loose from duct walls, and allow the negative pressure to pull debris into the vacuum collection.

Rotary brush systems rotate at the right speed to loosen buildup without damaging duct interiors. Shortcut companies sometimes use inadequate equipment — which doesn't dislodge adhered buildup.

Step 5: Trunk Line Cleaning (20-30 minutes)

After individual vent runs, we clean the main trunk lines — the primary horizontal and vertical ducts that connect the HVAC unit to the individual runs. These are accessed through cleaning ports, and cleaned with brush systems sized for larger-diameter ducts.

Trunk lines typically hold the highest buildup since they carry the highest airflow. Cleaning them is critical for lasting indoor air quality improvement.

Step 6: Blower Compartment and Coil Cleaning (30 minutes)

Complete service goes past the ducts. The HVAC blower compartment, evaporator coil, and drain pan all accumulate contaminants that redistribute throughout the home if not cleaned.

Our cleaning includes: HEPA vacuuming of the blower cabinet, brushing the blower fan blades, cleaning the evaporator coil with NADCA-approved solution, flushing the drain pan and drain line, and checking the HVAC filter (replacing if needed). Step 7: Antimicrobial Treatment (Optional, 15 minutes)

Strongly suggested for households with allergies, pets, smokers, or recent water damage: EPA-registered antimicrobial fogging treatment. A fine mist is dispersed through the entire duct system to eliminate bacteria, mold spores, and viruses that mechanical cleaning cannot remove.
